This website is operated by the real estate agency whose details follow (the "agency", "we"). The agency also runs a print works and a residential building management service, which are presented on this website too. For any question about these terms, contact us using these details.

These terms govern your use of this website and of the information published on it. By browsing the website or sending us a request through its forms, you accept them. If you do not agree with them, please do not use the website.

The terms are published in Greek and English. If the two versions differ, the Greek text prevails.

The processing of your personal data is described in our privacy policy, which forms part of these terms.

The listings on this website present properties the agency has been instructed to market. They are published for information only and constitute neither an offer nor an invitation to contract. In particular:

• Availability: every property is subject to availability. A property may be sold, let or withdrawn before the listing is updated.
• Prices: the prices shown are the asking prices set by the owners and may change. They do not include the agency's fee, taxes, notarial or legal costs.
• Details: areas, floor, year of construction, energy class and other characteristics come from the owners and the documents available to us. They are indicative and must be verified against the official documents (title deeds, building permit, energy performance certificate) before any transaction.
• Location: the map on a property page shows an approximate area, not the exact position of the property.
• Photographs: the photographs show the property at the time they were taken; its current condition may differ.

We correct errors as soon as we become aware of them, but we cannot guarantee that a listing is complete, accurate or up to date at any given moment.

Browsing the website, enquiring about a property or arranging a viewing does not by itself create a brokerage relationship or an obligation to pay a fee.

The agency provides real estate brokerage services in accordance with Greek Law 4072/2012 (Articles 197–204). The brokerage relationship is established only by a written agreement between you and the agency, which sets out the service, the agency's fee and the terms of payment. Before a viewing you may be asked to sign a viewing declaration confirming that the property was shown to you by the agency.

The fee is owed only when it has been agreed in writing and the transaction to which it relates is concluded, as the agreement provides. If a property was shown to you by the agency and you later buy or rent it, directly or through another person, the agreed fee remains due as the agreement sets out.

The pages on printing and building management describe services the agency offers. Their contents (services, process steps, examples and any indicative figures) are informational. A request for a quote through the contact form is not an order and does not bind either party.

A printing job starts only when you approve a written quote and, where applicable, the proof we send you. Building management starts only with a written management agreement with the building's owners, approved as the building's regulations and the law require.

The forms on this website (property enquiry, valuation request, contact) are used to send us a message. Submitting a form does not create a contract; we will contact you to discuss your request.

When you use a form you agree to:

• provide accurate contact details and not impersonate another person;
• use the forms only for genuine requests about the agency's services, not for advertising, bulk or automated messages;
• not send content that is unlawful, offensive or infringes the rights of others.

We may decline to reply to requests that breach these terms. How we handle the data you send is described in the privacy policy.

The texts, photographs, floor plans, graphics, the logo and the layout of this website belong to the agency or are used under licence from the owners of the properties and other rights holders. They are protected by Greek Law 2121/1993 and by European and international copyright law.

You may view the website and print or save extracts for your personal, non-commercial use, such as considering a property. Any other reproduction, distribution, modification or public communication of the content, including republishing listings or photographs on other websites or property portals, requires our prior written permission.

The name "Evresis" and the agency's marks may not be used without our consent. Map data is provided by Mapbox and OpenStreetMap contributors under their own terms.

You agree to use the website lawfully and not to:

• copy listings, photographs or other content systematically, by automated means (scraping, crawlers, bots) or otherwise, for reuse outside this website;
• attempt to gain unauthorised access to the website, its servers or the systems connected to it, or to test their vulnerability without our permission;
• interfere with the operation of the website, for example by overloading it or introducing malicious code;
• use the website or the information on it for unsolicited commercial communication with the agency or with property owners.

Search engines and AI assistants may index the website's public pages in accordance with our robots.txt and llms.txt files.

The website relies on third-party services to work: hosting by Vercel, maps by Mapbox and email delivery by Resend. They are described in the privacy policy. Their availability is not within our control.

The website may contain links to third-party websites, such as our social media profiles or our Google Business Profile. We do not control those websites and are not responsible for their content or their terms. A link does not mean that we endorse the website it leads to.

We take reasonable care to keep the website accurate and available, but we provide it "as is". We do not guarantee that it will be available without interruption or error, or that it is free of viruses or other harmful components, and we may change, suspend or withdraw it, in whole or in part, at any time.

To the extent permitted by law, the agency is not liable for any loss arising from your use of, or inability to use, the website, from reliance on the information published on it, or from third-party websites linked to it. In particular, decisions to buy, sell, rent or let a property must be based on the official documents and your own checks, not on a listing alone.

Nothing in these terms limits liability that cannot be limited under Greek law, including liability for wilful misconduct or gross negligence and the mandatory rights of consumers.

These terms are governed by Greek law. Any dispute arising from the use of the website or from these terms is subject to the jurisdiction of the courts of Orestiada. If you are a consumer, this does not affect any right you have under mandatory law to bring proceedings before the courts of your place of residence.

Before turning to the courts, we invite you to contact us so that we can try to resolve the matter directly.

We may update these terms when the website, our services or the law change. The current version is always published on this page, with the date of the last update at the top. Continued use of the website after a change means you accept the updated terms.
