  2. 02What data we collect

The website has no user accounts and keeps no personal data in a database of its own. We collect only what you give us and what is technically necessary to run the website:

    • Property enquiry form: your name, email, phone number, your message and the reference code of the property you are interested in.
    • Property valuation form: your name, email, phone number and the details of the property you describe (area, type, size and anything else you write).
    • Technical data: your IP address, browser type and the pages you requested, as recorded automatically by the server that hosts the website.
  3. 03Why we use it

We use your data solely for the following purposes:

    • To answer your request about a property or about the valuation of your property, to arrange a viewing and to contact you about it. Legal basis: taking steps at your request prior to entering into a contract (Article 6(1)(b) GDPR).
    • To run the website securely, prevent abuse and automated submissions, and measure traffic in aggregate. Legal basis: our legitimate interest (Article 6(1)(f) GDPR).
    • To comply with legal obligations, such as tax law or requests from competent authorities (Article 6(1)(c) GDPR).

We do not use your data for marketing emails, we do not sell it, and we make no automated decisions based on it.

  4. 04Who has access to your data

Only our office staff read your messages. To run the website we use the providers below, which process data on our behalf and are contractually bound to use it for that purpose only:

    • Vercel Inc. — hosting of the website and recording of the server's technical data. Traffic measurement (Vercel Analytics and Speed Insights) works without cookies and without identifying individual visitors.
    • Resend — delivery of the messages you send through the forms to our office email.
    • Mapbox Inc. — the maps on property pages. When a map loads, your browser requests the map data directly from Mapbox, which receives your IP address.
    • Sanity AS — the content management system (property texts and photos). It receives no visitor data.

Some of these providers are established outside the European Economic Area. Transfers to them rely on the safeguards of Chapter V GDPR, such as the European Commission's standard contractual clauses. We do not share your data with any other third party unless the law requires it.

  5. 05Cookies

The website sets no cookies and uses no tracking tools, which is why you will not see a cookie consent request. Should this change in the future, we will update this policy and ask for your consent where required.

  6. 06How long we keep it

Messages you send through the forms are deleted 12 months after our last contact with you. If you go on to work with our agency in the meantime, your details are kept for as long as the contract and tax law require. The server's technical data is kept by the hosting provider for a short period, for security reasons.

  7. 07Your rights

You have the right to request access to your data, its rectification or erasure, the restriction of its processing and its portability, and to object to processing based on our legitimate interest. To exercise any of these rights, email us at the address in the "Who we are" section; we will reply within one month at the latest.

If you believe the processing of your data breaches the law, you have the right to lodge a complaint with the Hellenic Data Protection Authority (1-3 Kifisias Ave., 115 23 Athens, www.dpa.gr).

  8. 08Security

All communication with the website is encrypted (HTTPS). The forms validate data before sending and include protection against automated submissions. Only the office staff who need to handle your messages have access to them.

  9. 09Changes to this policy

We may update this policy when the way the website works or the law changes. The current version is always published on this page, with the date of the last update at the top.
